Connecticut home insurance laws
Home insurance isn’t required by Connecticut law, but most mortgage lenders will expect proof of coverage before approving your loan. Many lenders even include insurance in escrow to help protect their investment and yours if major damage occurs while you’re still paying off your home. Beyond that, having coverage shields you from the high cost of unexpected repairs and gives you real peace of mind, especially with Connecticut’s unpredictable weather.
What does standard homeowners insurance in Connecticut cover?
Most standard homeowners policies in Connecticut protect against damage from fire, wind, hail, lightning, and theft. Because our state faces everything from heavy snow to hurricanes, these risks are typically included in your coverage. You’re also protected against vandalism, and your policy provides liability coverage if someone is injured on your property.
Mapfre does not offer flood insurance in Connecticut, but you can obtain coverage through the National Flood Insurance Program. Earthquake coverage is available as an optional endorsement from Mapfre. To ensure you’re fully protected, review your home policy each year and consider extra coverage for valuables or unique risks. This proactive approach helps you stay prepared for the unexpected.

Dwelling: This is the part of your Connecticut home insurance that protects the actual structure of your house. If something like a fire or a storm damages your home, your policy can help with the cost of repairing or rebuilding. Just remember, standard home insurance usually doesn’t cover every type of disaster. For example, if you want protection from floods, you’ll need to look into a separate flood insurance policy.
Secondary: A dwelling that serves as an additional residence, is used for purposes other than recreation, and is owner-occupied at least 50% of the time.
Seasonal: A dwelling that remains unoccupied for three or more consecutive months within any one-year period.
Other structures: This type of home protection pays for the repair or replacement of structures on your property that are not attached to your main home. Examples include fences, detached garages, sheds, and gazebos. In Connecticut, this coverage helps ensure that property owners can address damages to these additional structures caused by covered events such as storms, falling trees, or vandalism.
Personal property: This type of coverage helps protect the things you own in your Connecticut home, such as furniture, electronics, and clothing. With this coverage, you can file a claim and, if it’s covered, get help replacing your damaged belongings.
Loss of use: This coverage steps in if your Connecticut home can’t be lived in after a covered disaster. It helps cover costs like a place to stay, hotel bills, and extra travel while your home is being repaired. That way, you can focus on getting life back to normal as quickly as possible.
Personal liability: This coverage helps if someone gets hurt at your home. For example, if a guest slips on your deck stairs and breaks a leg, this coverage can help with their medical bills or legal costs if you’re found responsible.
Medical payments to others: If a visitor is accidentally hurt at your Connecticut home, whether inside or out in the yard, this coverage can help. Regardless of who was at fault, it helps pay for their medical bills, especially for minor injuries, so you can take care of your guests.
Deductibles – all perils: In Connecticut home insurance, the all-peril deductible is the standard deductible that applies to most property claims, including those resulting from fire, theft, or vandalism. This is a fixed dollar amount you must pay out of pocket before your insurance coverage begins. The all-peril deductible applies to all covered losses unless a specific, separate deductible, such as for hurricanes or windstorms, applies instead.
What other coverages are recommended for homeowners insurance in Connecticut?
Want extra peace of mind? You can enhance your Connecticut homeowners policy with optional coverages designed to give your home even more protection.
Identity fraud protection: This add-on helps cover up to $15,000 in expenses if you ever face identity fraud, after a $250 deductible. You’ll also have access to CyberScoutTM, which includes credit file alerts, credit monitoring, and one-on-one support from a fraud specialist who will be there to guide you through the process.
Personal property replacement cost loss settlement: With this option, you can make sure things like appliances, window air conditioners, carpets, window coverings, awnings, canopies, and antennas are covered for what it costs to replace them new, not just what they’re worth today. That way, you can feel confident knowing you’ll have what you need to get back to normal if something happens.
Scheduled personal property coverage: If you have valuables like jewelry, art, or collectibles, this add-on lets you protect them for their full value. You can cover up to half of your personal property limit for these items, and up to a quarter just for jewelry. Items must be worth at least $500 each, and higher-value pieces may require appraisal or special approval. If you prefer, you can also choose blanket coverage for your valuables with our Valuable Possessions Coverage Endorsement, so it’s simple to protect what matters most.
Special personal property: This coverage gives you extra peace of mind by broadening protection for your belongings. Instead of only covering specific named risks, this option protects your personal property against a much wider range of potential incidents, so you’re better prepared for the unexpected. This coverage is available for most home insurance policies.
Water back-up and sump discharge or overflow coverage: This option helps protect you if water or sewage backs up through your drains or overflows from a sump pump, causing damage at home. You can pick coverage limits up to $50,000 with a $500 deductible. If you need more than $25,000 in coverage, our team will review your application to make sure you have the right protection. It’s one more way to help you feel secure if the unexpected happens.
