Rhode Island home insurance laws

Rhode Island doesn’t require homeowners to carry home insurance by law. However, most mortgage lenders will ask for proof of coverage before approving your loan. In fact, many lenders include insurance in your escrow account to help protect both their investment and yours if something significant happens while you’re still paying off your home.

Even if your home is paid off, having home insurance is one of the smartest financial protections you can choose. It can save you from the high cost of unexpected repairs and offers peace of mind that comes with knowing your home is safeguarded from life’s uncertainties.

What is covered by standard homeowners insurance in Rhode Island?

Your home faces a variety of risks, from coastal storms to winter weather. That’s why a standard homeowners insurance policy in Rhode Island generally includes protection against fire, wind, hail, lightning, and theft, all common perils in the region. Vandalism coverage is also included, along with liability protection if someone is injured on your property.

While Mapfre does not provide flood insurance in Rhode Island, you can secure this coverage through the National Flood Insurance Program (NFIP). If you’re concerned about earthquakes, Mapfre offers an optional earthquake endorsement for added peace of mind.

It’s always smart to review your policy annually and consider extra protection for valuables or specific risks. Life changes and protecting your home should change with it. With Mapfre, it’s easy to make sure you’re ready for the unexpected.

Dwelling: This coverage helps pay to repair or rebuild the main structure of your Rhode Island home if it’s damaged by a covered event, like a fire or severe weather. It’s important to note that not all disasters are included, so you’ll need separate flood insurance for protection against flooding.

Secondary: A secondary home is an additional property you live in for part of the year, not just for recreation, and you, as the owner, occupy it for at least half the year.

Seasonal: A seasonal home is a property that is left vacant for at least three straight months during any given year.

Other structures: This part of your policy covers things on your property that aren’t physically connected to your house, such as a detached garage, fence, shed, or gazebo. If a covered event, such as a storm or vandalism, damages them, this coverage helps cover repair or replacement costs.

Personal property: This helps protect your belongings, like clothing, electronics, or furniture, inside your Rhode Island home. If they’re damaged or destroyed by a covered cause, you can file a claim to get help replacing your items.

Loss of use: If you can’t live in your Rhode Island home after a covered loss, this coverage pays for your extra living expenses. It can help with costs like temporary housing, hotel stays, and increased transportation until your home is repaired or rebuilt.

Personal liability: This protects you if you’re held responsible for injuries to others or damage to their property. For example, if a guest falls and gets hurt at home, this coverage can help with their medical expenses or legal fees.

Medical payments to others: This part of your policy helps pay for medical costs if someone is accidentally injured at your Rhode Island home, no matter who was at fault. It’s especially useful for minor injuries to guests, providing peace of mind for you and your visitors.

Deductibles – All perils: This is the amount you’ll pay out of pocket before your Rhode Island home insurance starts covering most types of claims, including fire, theft, or vandalism. Unless your policy lists a special deductible for events like hurricanes or windstorms, the all-peril deductible applies to all covered losses.

Which additional coverages are available for Rhode Island homeowners?

A homeowners policy in Rhode Island can be enhanced with optional coverages designed to give your home even more protection.

Identity fraud protection: dentity fraud protection: With this coverage, you’re protected for up to $15,000 in costs related to identity fraud, subject to a $250 deductible. You’ll also benefit from CyberScoutTM services, which offer credit file alerts, credit monitoring, and dedicated assistance from a fraud specialist to help you resolve any issues.

Personal property replacement cost loss settlement: With this optional endorsement, you can get the full replacement cost for many of your belongings, not just their current value. This includes items like appliances, carpets, window coverings, and more, so you can replace what you lost with something new if you ever need to make a claim.

Scheduled personal property: This endorsement lets you add extra protection for your valuable items, like jewelry or collectibles, by specifically listing them on your policy. Just keep in mind that the total amount you can schedule is up to half of your Coverage C limit, and jewelry is limited to a quarter of that amount.

Matching of undamaged roof surfacing: With this endorsement, if you need to repair or replace part of your roof after a covered loss, your policy can help pay to match the undamaged areas. This is especially useful if your roofing materials are older or no longer available, so your roof keeps a consistent look.

Limited loss settlement for windstorm or hail losses to roof surfacing: This endorsement updates the way your roof is covered if it’s damaged by wind or hail. Instead of paying the full repair or replacement cost, it covers a set percentage, which helps keep your policy in line with today’s roofing risks and trends.

Limited water back-up and sump discharge or overflow coverage: This endorsement helps protect your home from water damage caused by backed-up drains or sump pump overflows. It pays up to $5,000 each time it happens, and up to $10,000 during your policy period, so you have extra peace of mind if the unexpected occurs.

Matching of undamaged siding: This endorsement helps cover the cost to match your undamaged siding if you need repairs after a covered loss. It’s a great way to avoid mismatched areas, especially if your siding isn’t fully covered by your main property policy.
