Spring and Summer Home Maintenance Checklist

Spring and summer provide the perfect opportunity to address the long-overdue maintenance tasks you may have overlooked during the colder months. Proactively maintaining our homes improves their beauty and functionality, helps prevent costly repairs, and reduces the likelihood of future claims.

Indoor maintenance tips

Cleaning and maintenance tasks vary between the inside and outside of your home, but both are essential for ensuring everything functions properly. Here are some steps to take to keep your home’s interior in good working condition:

Do deep cleaning

Deep indoor cleaning should also be at the top of the spring or summer maintenance list. These tasks include washing windows and curtains, shampooing carpets, washing walls, and cleaning baseboards.

Organize storage areas

Clear out the clutter in the garage, attic, cellar, and closets. Once you sort through things, identify unused or unwanted items you can donate or discard.

Check smoke and carbon monoxide detectors

Smoke alarms and carbon monoxide detectors must be properly maintained year-round to prevent tragedies. Regularly test these devices and replace batteries as needed.

Check air conditioners and fans

If your home has central air conditioning (AC), the best way to ensure it functions properly and safely is to have a professional HVAC technician inspect it annually. Additionally, make sure to change the filters regularly. When installing window air conditioning units, ensure they are in good condition and use metal brackets for secure installation. If you are using fans, check the cords for damage and ensure the plugs are intact.

Inspect plumbing

Check the areas beneath sinks and around toilets for any signs of leaks, as even small drips can lead to significant water damage over time. Additionally, consider unclogging drains and flushing your water heater to ensure it operates efficiently, as removing sediment can enhance its performance.

Inspect handrails and stairs

Inspect handrails to prevent accidents and ensure they’re sturdy and in good shape. Each handrail should securely attach to the wall or floor without wobbling or damage. Also, give the stairs a quick look. Look for cracks, worn-out treads, or loose carpeting that could pose a tripping hazard.

Outdoor maintenance tips

Now that the interior of your home is in order, it’s time to focus on the exterior. To maintain a pristine look outside, consider these tips:

Check outdoor lighting

To improve safety during evening hours, replace any burnt-out bulbs and ensure that pathways, entrances, and porches are properly lit.

Check window and door seals

Check your window and door seals for leaks, and consider replacing worn weatherstripping. Well-sealed windows and doors will keep your home comfortable in the spring and summer and help save on energy bills.

Inspect the deck and patio

To extend your deck’s lifespan and ensure safety, inspect it yearly for hazards like discoloration, loose railings, rotting wood, cracks, broken boards, rusty or missing fasteners, and water or mold damage. If your patio is cracked, apply sealant as needed. Annual checks help you decide if rebuilding is necessary.

Clean gutters

Cleaning your roof gutters should be done at least twice a year. Gutters weighed down with debris can pull away from your home, causing damage to your roof. Gutters full of debris can also cause water to leak onto your roof, causing structural issues or even mold.

Inspect the roof

Check the roof for any damage or deterioration, looking for missing or damaged shingles. Also, examine the shingles and underlying decking for stains or discoloration, as these may indicate water leaks or moisture buildups.

Inspect siding and paint

Inspect the exterior of your home for cracks or peeling paint, as these may indicate underlying issues. Consider power washing or repainting the exterior to maintain it, improve your home’s curb appeal, and protect it from deterioration.

Trim trees, bushes, and shrubs

Having trees trimmed by a trained arborist is essential for removing diseased or dead branches, keeping them healthy, and preventing dangerous projectiles during storms. Similarly, ensure that bushes and shrubs are well-maintained, as dead ones can also become airborne and cause damage.
